To whom it may concern
This is now complaint number 2 we (#623) are filing on the tenants in apartment 622. They continue... to defy the quiet hours frequently with either their TV blasting loud like at inappropriate times of the night like they are in a movie theater, arguing and fighting most importantly on regular basis. I have called after hour security multiple times and as of last night even the POLICE for them to do a wellness check sometime after 1am in morning due to severe YELLING, CRYING and massive THUMPING & BANGING against my master bedroom which is a jointed to their apartment on the other side of the wall whatever that was going on last night was completely unacceptable at that time of night when the police arrived 2 female occupants that I guess live in the apartment came out after being summoned by officers and tried to say they were drunk and wrestling playing around and accidentally were being loud which I feel was a complete lie just a few weeks back a female that resides in #622 was around bldg 6 on the Quail Landing premises yelling and crying pleading for someone to call the police because her boyfriend (husband not sure of whatever their status is) was hitting on her at this point I don't want to make it any of my business whatever they have going on I just need something to be done immediately to prevent this from continuing to occur even better before someone gets hurt and on a personal note I value my rest and I do not want them impacting me and my families peace and sanity! So it would be greatly appreciated if this issue can be addressed with them ASAP!

I don't understand some of the bills...
I work so much that I don't understand how my water bill is basically more than my og&e bill. Admin fees monthly and all... that. I jus calculated $109 on top of the rent every month. And if people are paying for parking, why is it being allowed for people to park extra cars that are not even moved or running, to take up paid for parking spaces? If these cars belong to people with garages, make them utilize their garage for their extra cars and not take up parking space that can be used by tenants. There are a few cars in the parking lot, that are taking up spaces others could could've using. Your utility bill is metered, we would be happy to go over your utility bill with you to better explain any charges. We also charge the $5 for parking to help regulate parking. Any resident with a moving, up to date vehicle can utilitze our onsite parking with the $5 parking fee, this includes residents with garages.

I really thought the 10 sandbags put on my Patio were temporary.
It not only makes my Patio smaller, but I cannot sweep... every week when the lawn is cut, as each bag weighs 23 Kilos.
It is also dangerous, for us to hop over them, we could easily slip!!!! Plus we have mud and not grass right over them!
Please find a permanent solution to this.

Thank you for submitting your online review. I want to take the time to address your concerns regarding your patio area. We supplied the sand bags as a precautionary measure and our landscapers came out to give us an estimate for a solution the next day.
We were waiting for the estimate to come through, which was received yesterday, and I sent it on to upper management for approval. Since it has not been raining at the same level as before when you brought it to our attention, the priority level has been low. There isn't a flooding issue right now so we have been focusing on other emergencies. The sand bags may be unsightly, but they are only there as a preventative measure and have not been needed. We put them there to ease your mind while we had the heavy rains. The mud you are referring to is around your bushes but you do have grass in that back patio area. Because there are so many trees, it is hard for direct sunlight to penetrate the ground and dry it quickly after it rains. Otherwise, you have a very nice patio view and area with plenty of grass and wildlife in that area. The living experience at this apartment complex has been great with the exception of a few things. Being students and wanting... the luxury of studying at home has been difficult due to residents in the surrounding units playing music with heavy bass at all hours of the day. A reasonable volume is understandable, anyone who pays to live at this apartment complex should be able to enjoy the comfort of their own home without question. However, after putting in numerous complaints the problem hasn't been solved if not gotten worse. It is hard to study and get work done when your dishes are shaking in the cabinets and your floor is rattling because of music. Also, parking spots are hard to find with fellow residents parking over lines claiming more than one spot for themselves. The living situation here would be perfect if these things could be handled. Enjoy the layout. Do have some pieces of the wall coming apart. Had to have maintenance come by twice already and only been... there since July 23rd. Kim is awesome. I don't like how maintenance will knock once and come in without making sure someone is home. I get it if it's a flood or fire sure but to fix my cabinet? I woke up to a man in my apartment . I have a small dog that barks at every creek in the ceiling so my dog would have heard him knock. Just saying give me a chance to open the door and let you in especially if it's not am emergency. I know about the not letting entry button but it was pressed and still came in. You couldn't pay me to walk into someone's apartment not knowing if they are there or not. Coud be bad news js. Overall I work alot so I'm not home as much as I want to be but it ls very nice to relax in. Still getting used to apartment living. The parking situation kinda sucks but I hope to get a garage soon

We have lived at Quail Landing for 8 years, moved away for a year, and are back now. By a fluke, we were able to rent the... exact same apartment, which we love!
During the time that we were gone, they have done some lovely upgrades: new Woodlake vinyl flooring in the living spaces, new premium carpet in the bedrooms (the kind you can clean with bleach!), new sinks and hardware, and new mirrors in the bathrooms. They also replaced all the appliances with stainless steel models.
I understand that there were some issues with management and maintenance while we were gone, but those seem to have resolved under manager Kim. I have found maintenance to be pretty responsive, and I have asked for about 8 things (e.g., getting sliding glass door better aligned, having dishwasher looked at, etc.), none of which was major.
The grounds here could use a little landscaping help, but are nice overall. We love, love, love our patio! It’s a great space, with a very reasonably sized storage room at the end. Our patio, like a lot of other apartments, faces a green space enjoyed by a lot of residents walking their dogs.
Besides being pretty awesome overall, the neighbors are friendly and the complex is quiet at night. We’re glad we moved back…it feels like home!Read More about Pretty awesome!

maintenance and customer service not like it used to be
I have lived here two years and I used to live here in the past Their maintenance is getting really unreliable and their... customer service is not like it used to be they only answer phones when you go through like you’re trying to rent instead of their customers they already have…! There’s a good chance they’re going to lose me and a lot of others if this keeps up…. Malfunctioning gate, no pool, It’s just getting to be really bad service and I usually don’t complain….. Great office and maintenance staff! Unhappy with the recent decision to refuse package acceptance in the office, feel that... is a standard amenity in most complexes. Other than that (besides hit/miss “valet trash service” that we are automatically charged $26/mo for), it’s a nice place to live for value. My living experience at Quail Landing since October 2018 has been great. The front office staff is always helpful, nice,... friendly, courteous and professional. My maintenance requests are always taken care of in a timely manner.
I only have a couple small suggestions which is in reference to the main gate. It’s a bit inconvenient that the only options of entering the gate is either by calling the resident on the phone panel at the front gate to get buzzed in or to have an opener. It would be nice to have an actual gate code to enter. If there’s one available then I’m not aware of it so I do apologize.
The other suggestion is that I have experienced there are 2 separate codes that are specific for entry to the inner gates, mailroom, workout room and two other doors and I’m not sure what the reasoning is for that but it’s a bit inconvenient having to remember separate codes to enter different areas on the property. Is it too much to ask for just 1code again?
Me and my family still enjoy living in this little community. I hope with the new change, it doesn’t mean the personnel staff is gonna change too because they really are amazing people and very delightful to deal with. Thank you for listening.Read More about Resident Experience
